Most hosts pick amenities by gut feel or by copying the listing down the street. We ranked them by the actual revenue difference they carry, comparing each listing to similar listings in the same market. The gap between a smart amenity and a wasted one is worth tens of thousands of dollars a year, and some of the best performers cost a few hundred dollars to add.

Why the dishwasher beats the hot tub

A dishwasher is not a luxury item. It is a signal. Listings with one tend to be real homes set up for real stays, and guests reward that with longer bookings and higher rates. It costs a few hundred dollars installed and it lands ahead of a hot tub that costs thousands.

The EV charger is the clearest arbitrage on the list. Only about 3% of active listings have one, so the ones that do face almost no competition for the growing pool of guests who drive electric. Installation runs around $1,500 for a +25% revenue signal.

The negatives are a trap, not advice

Do not read “free parking -12%” as “remove your parking.” These are confounds, not instructions. Cheaper, lower-end listings are the ones that tend to advertise free parking and an in-unit washer, so those amenities correlate with lower revenue because of the kind of listing they sit on, not because they hurt. Adding a washer will not lower your rate. Removing your parking will not raise it.

What to actually do

  1. Add the cheap high-signal amenities first. A dishwasher and a real EV charger punch far above their cost.

  2. Photograph and caption the amenities you already have. Half the lift is the guest knowing the amenity exists before they book.

  3. Stop chasing the trophy amenity. A hot tub helps, but a dishwasher plus a clean, well-documented listing often beats it per dollar spent.

Methodology

We analyzed 32,237 active US 2-bedroom listings using public Airbnb performance data via Key Data. “Revenue lift” is the median difference in trailing 12-month revenue between listings that have an amenity and comparable listings that do not, measured within the same ZIP code and bedroom count. We limited the set to active listings with meaningful booking history. The comparison is correlational, not a controlled experiment.
