A short Airbnb title leaves money on the table

Under 30 characters is a mistake.

A short Airbnb title leaves money on the table

9-point ADR swing

Based on

70,529 US 2BR listings

Key finding: Across 70,529 US 2-bedroom listings, longer Airbnb titles line up with higher nightly rates within the same ZIP, and the gap between the shortest and longest titles is a 9-point swing on rate.

The short version

A short title is a quiet tax on your revenue. Within a ZIP code, listings with longer titles tend to earn higher nightly rates, and the pattern holds step by step as titles get longer. If your title runs under 30 characters, you are likely leaving rate on the table for no good reason. This is a correlation, not proof that titles alone drive rate, but the direction is clear and the fix is free.

The data

Here is what the numbers show, all measured within ZIP so you are comparing similar markets.

  • The sample is 70,529 US 2-bedroom listings.

  • Longer titles earn higher nightly rates, and the relationship is monotonic. Each step up in title length lines up with a higher rate.

  • Titles of 1 to 20 characters sit about 7% below their ZIP median.

  • Titles at the maximum length edge above their ZIP median. Airbnb caps titles at 50 characters.

  • The distance between those two ends is a 9-point swing on rate.

  • 13% of hosts still run titles under 30 characters.

Why it works

Your title is the first and often only line a guest reads in search results. A longer title has room to name what makes the place worth booking, whether that is the location, the view, the walkable neighborhood, or the standout amenity. Those cues help the right guest self-select and feel confident before they even open the listing. A confident guest is a guest who will pay a bit more and hesitate a bit less. A three-word title cannot do any of that work.

What to actually do

  1. Open your listings and check the character count on every title. Flag any under 30 characters.

  2. Rewrite short titles to use closer to the full 50 characters, leading with the strongest, most specific selling point.

  3. Keep it honest and readable. Add real detail like location, standout features, or guest fit, not filler or keyword stuffing.

The honest caveats

This finding is correlational. It shows that longer titles and higher rates travel together within a ZIP, not that lengthening a title will, on its own, raise your rate by a fixed amount. Hosts who write longer, more thoughtful titles may also do other things well, and some of the rate gap could reflect that. The study covers US 2-bedroom listings only, so the exact figures may differ for other sizes or markets. What it does prove is that short titles are common and that they cluster with lower rates. Using the full title space costs nothing, so the downside of acting on this is close to zero.

Methodology

The analysis covers 70,529 US 2-bedroom listings, drawn from IntelliHost and Key Data in 2026. Nightly rate was compared within ZIP code so that listings are measured against nearby competitors rather than across very different markets. Title length was grouped by character count, and each group’s rate was compared to its ZIP median. Holding bedroom count constant at two removes size as a factor, so the comparison is between similar homes in similar places.

Frequently asked questions

Does a longer Airbnb title actually increase my nightly rate?

In this data, longer titles line up with higher rates, and the full swing from the shortest to the longest titles is 9 points. It is a strong correlation rather than a guarantee, but using the full title space is free, so there is little reason not to try it.

How long should my Airbnb title be?

Use close to the full 50 characters that Airbnb allows. In this sample, titles at the maximum length edged above their ZIP median, while titles of 1 to 20 characters sat about 7% below it.

How many hosts have titles that are too short?

About 13% of hosts still run titles under 30 characters. If yours is one of them, that is an easy, no-cost thing to fix today.
