Most hosts assume their problem is visibility. They chase page one and blame the algorithm for slow months. The data points somewhere else. Guests are seeing these listings at roughly comparable rates. What separates winners from losers is what happens after the click. If your calendar is quiet, the fix is almost certainly in your photos, price, reviews, and title, not your rank.

We compared top and bottom performers by funnel stage across 42,975 US listings.

Why it works

Impressions are the top of the funnel. They get a guest to glance at your listing in a grid of options. But a glance is not a booking. Once a guest clicks, they judge your lead photo, your nightly price against the neighbors, your review count and rating, and whether your title answers what they came for. Each of those is a decision point where you either keep them or lose them. A listing can rank well and still convert poorly, which is exactly what a 2.1x visibility gap next to a 55x booking gap describes. The compounding happens after the click, not before it.

What to actually do

  1. Fix your lead photo first. Make it bright, wide, and instantly readable at thumbnail size, because that is the image doing the heavy lifting in search.

  2. Check your price against similar listings in your ZIP and bedroom count, then close any obvious gap before you touch anything else.

  3. Build review volume and keep your rating clean, and write a title that answers the guest’s actual question instead of listing amenities.

The honest caveats

This is a correlation, not a controlled experiment. We observed that booking outcomes vary far more than visibility does across these listings. We did not prove that improving a single photo or price causes a specific lift for your property. The finding tells you where the variance lives, which is the listing itself, but your market, seasonality, and property type still shape results. Treat the 55x figure as a signal about where to spend your effort, not a guarantee of a specific return.

Methodology

The study draws on 42,975 US listings using combined IntelliHost and Key Data measurements from 2026. We split listings into top and bottom performers and measured the ratio between them at two funnel stages: first-page search impressions and the listing-to-booking conversion step. Where relevant, comparisons hold ZIP code and bedroom count steady so that the funnel-stage ratios reflect listing quality rather than differences in location or size.
