+85% booking conversion

Key finding: As a listing’s review count climbs, its booking conversion rises about 85%, more than twice the roughly 40% rise in first-page impressions, across 19,809 properties.

The short version

Most hosts think of reviews as a ranking signal. They are, but that is the smaller half of the story. Reviews lift the booking step more than the visibility step. In plain terms, reviews do get you seen more often, but they do a lot more to convince the guest who is already looking at you to actually book.

The data

Across 19,809 properties, we looked at how two things move as review count climbs:

  • First-page impressions rise about 40%.

  • Booking conversion rises about 85%.

Booking conversion moves more than twice as much as impressions. That gap is the finding. The visibility lift is real, but the conversion lift is where reviews earn their keep.

Why it works

Impressions are about getting into the guest’s consideration set. Conversion is about closing. A guest scrolling a search page sees your photos, your price, and your review count in the same glance. Photos and price get the click. Reviews settle the doubt. When someone is comparing two similar places at a similar price, a stack of reviews is the thing that tells them this booking is safe. That reassurance lands at the exact moment of decision, which is why it shows up so strongly in conversion rather than just impressions.

What to actually do

  1. Ask every guest for a review. Send the request while the stay is fresh, right after checkout, so the good experience is still top of mind.

  2. Treat review count as a booking lever, not just a vanity number. A new listing with few reviews is fighting the conversion gap, so prioritize getting those first reviews fast.

  3. Make the whole stay easy to praise. Clear check-in, accurate listing, quick replies. Fewer friction points means more reviews worth showing.

The honest caveats

This is a correlation, not a proven cause. Listings with more reviews may also be better run, better priced, or better photographed, and those things lift bookings too. The study does not isolate reviews from everything else. It also does not tell you exactly how many reviews you need or how fast the effect kicks in. What it does show, clearly and at scale, is that the review signal is tied much more tightly to booking conversion than to raw visibility.

Methodology

The finding comes from IntelliHost and Key Data across 19,809 properties in 2026. We tracked how first-page impressions and booking conversion change as review count rises. Comparing the two movements gives the headline: impressions up about 40%, conversion up about 85%. The measurement is about the relationship between review count and each funnel step, not a controlled experiment.

Frequently asked questions

Do reviews actually help you get more bookings, or just better search placement?

Both, but bookings more. Booking conversion rises about 85% as review count climbs, compared with about 40% for first-page impressions. Reviews help the booking step roughly twice as much as the visibility step.

Why do reviews matter more at the booking stage than for visibility?

Because reviews do their work at the moment of decision. A guest comparing two similar listings uses your review count to decide which one is the safe choice, which is why the effect shows up so strongly in conversion.

Does this prove reviews cause more bookings?

No. The relationship is correlational across 19,809 properties. Listings with more reviews tend to book far better, but they may also be better run in other ways, so treat reviews as one strong lever rather than the only cause.
